— A real estate construction lawyer
A real estate developer had international investors — a French buyer and an American group — asking for a comparable-market analysis and full financial portfolio for a boutique mixed-use development in Zichron Yaakov, Israel. Handled delivered both phases in 3 days: a 21-page commercial strategy brief covering 10 global comparables and the NVIDIA tech-catalyst thesis, then a Word document, a live 511-formula Excel model, and a bilingual interactive website where investors can drag sliders and watch every metric update in real time.

Sometimes you can’t see the whole solution at the start. So we refine until you can.
Most engagements take two or three rounds. The first delivery often points to what comes next — and we keep adjusting from there, at no extra cost, until you have something you’d actually use.
- Round 1The research brief
What we delivered: A 21-page report on comparable cities, the NVIDIA campus impact, retail fit by unit. The investor case, on paper.
What we learned: Investors weren't going to read 21 pages mid-meeting. The case was made — in the wrong place. The next round needed to be something an investor could use on the spot, not read.
- Round 2The financial model
What we delivered: An 18-table investor document and a 511-formula Excel model with three matched scenarios — Aspirational, Base, Conservative — internally consistent, every figure in ₪, $, and €.
What we learned: The numbers were now there, but investors didn't want to open Excel to find their answer. They wanted to see the impact of their assumptions, not run them.
- Round 3 — this is what they useThe investor site
What we delivered: A bilingual EN/FR website with live assumption sliders, scenario presets (Aspirational / Base / Conservative), ₪/$/€ currency switcher, and a share-link generator that encodes any scenario into the URL. Password-gated for distribution control.
Why this landed: Investors open the site in the meeting, drag sliders, watch every metric update, share a URL of their scenario for follow-up. The conversation now happens around the model itself. Rounds 1 and 2 weren't wasted — they were the only way to learn what investors actually needed. Round 3 made the case in the version investors could use.
How we work.We iterate. The first round usually shows what we couldn’t fully see at the start — and we adjust from there. Refining is included; we keep going until you have something you’d actually use.
Once you’re using it, whatever we built stays available. Anything we built that breaks, we fix free, forever. And the more you use it, the more we learn how to improve it.
Maybe you’ve got this problem too
The same pipeline works whenever you have hours of recorded knowledge that nobody can find later.
Developers going to market
If you're presenting a project to investors and need the research and the investor package together — not just a deck, but a live model they can test — this is the engagement.
Commercial property owners
If you own commercial units and want to know what they're worth against global comparables, with a shareable analysis that holds up in investor conversations, we build that.
Investment firms evaluating a deal
If you're on the investor side and want an independent model you can stress-test with your own assumptions — without asking the developer to share their Excel — we build those too.
How the subscription works.
Throw up to three problems at us at once — we work on all of them. Pay $1,500/month while we’re building or refining. When everything’s signed off, billing pauses automatically. A lifetime guarantee covers anything we built that stops doing what we said it would.
- 10 comparable-city profiles with tech-employer anchor analysis, retail rent benchmarks, and price appreciation trends — including three NVIDIA-campus pre/post case studies as analogues for Kiryat Tivon.
- 18-table investor Word document with exec summary, comparable-market analysis, payment plan, sales potential, rental income, IRR/ROI, risk section, and recommended figures. Delivered as a shareable PDF.
- 511-formula Excel model across four tables — purchase & payment, sales potential, rental income, investment metrics — with three matched scenarios at consistent confidence levels.
- Bilingual EN/FR interactive investor site with live sliders, ₪/$/€ switcher, scenario presets, share-link generator, and password-gated distribution.
- Iteration coverage — every refinement (FX updates, new scenarios, leveraged-financing additions, per-investor access links) folded into the subscription. No change-request forms.
