    The research brief

    What we delivered: A 21-page report on comparable cities, the NVIDIA campus impact, retail fit by unit. The investor case, on paper.

    What we learned: Investors weren't going to read 21 pages mid-meeting. The case was made — in the wrong place. The next round needed to be something an investor could use on the spot, not read.

  2. Round 2
    The financial model

    What we delivered: An 18-table investor document and a 511-formula Excel model with three matched scenarios — Aspirational, Base, Conservative — internally consistent, every figure in ₪, $, and €.

    What we learned: The numbers were now there, but investors didn't want to open Excel to find their answer. They wanted to see the impact of their assumptions, not run them.

  3. Round 3 — this is what they use
    The investor site

    What we delivered: A bilingual EN/FR website with live assumption sliders, scenario presets (Aspirational / Base / Conservative), ₪/$/€ currency switcher, and a share-link generator that encodes any scenario into the URL. Password-gated for distribution control.

    Why this landed: Investors open the site in the meeting, drag sliders, watch every metric update, share a URL of their scenario for follow-up. The conversation now happens around the model itself. Rounds 1 and 2 weren't wasted — they were the only way to learn what investors actually needed. Round 3 made the case in the version investors could use.

How we work.We iterate. The first round usually shows what we couldn’t fully see at the start — and we adjust from there. Refining is included; we keep going until you have something you’d actually use.

Once you’re using it, whatever we built stays available. Anything we built that breaks, we fix free, forever. And the more you use it, the more we learn how to improve it.
